Position Particulars and Job Description:
Summary: The Regional Area Manager is a key leadership position responsible for growing a team of people who will effectively execute the company’s business strategy. Regional leaders are empowered to drive the financial success of multi-million-dollar communities and assets within a defined portfolio/region while providing strategic leadership, management oversight and accountability for several areas of performance including property operations, portfolio financial results, compliance, talent acquisition, team member development, customer and resident satisfaction, asset preservation, service, facilities & expense control. You ensure that established business strategy and financial performance targets are achieved or exceeded.
Responsibilities:
  • Revenue Success: Maximize revenue through consistent service, timely unit delivery, income collection, expiration management, leaseholder accountability, ancillary income opportunities, expense management, rate growth & frictional vacancy reduction to achieve budget expectations.
  • Accountability & Ownership: Think strategically. Take initiative with an ownership mentality. Make decisions. Be proactive. Drive accountability & ownership of self and team.
  • Team Member Development, Bench Strength & Succession Planning: Source, recruit, hire and develop top talent for all community positions. Utilize company recruiting tools for identification of top tier talent. Contribute to developing future RREAF Residential maintenance service leaders and management and sales leaders through in-person coaching, completion of feedback forms and the 360-performance review process along with the use of onboarding guides & the online Grace Hill training portal. Be willing to promptly make the tough people decisions when needed as it relates to underperformers not making significant progress.
  • KPI Management: Manage performance. Establish performance goals and achieve set goals. Inspect what you expect and then follow up. Utilize One Site reporting daily, weekly, and monthly to monitor & proactively drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control & production of rent ready homes.
  • Customer Experience & Satisfaction: Exceed customer expectations. Ensure consistent, service excellence (the WOW factor) every day. Ensure amenities, lighting, common areas and grounds are clean, in good working order each day. Promote resident and community events at each asset to build a sense of purpose within the community.
  • Inspect What You Expect: Perform regular site visits (2x month minimum recommended), property walks, unit inspections and physical inspection evaluations to ensure day-to-day activities are running smoothly and in accordance with policy/standards. Treat all people fairly in accordance with Fair Housing Guidelines. Ensure amenity areas, mailbox areas and pool areas are exceptionally clean and in good working order 7 days each week.
  • Driving Sales & Outpaced Market Success: Manage, coach, teach, & drive successful sales & leasing initiatives and maintain a strong knowledge of market and submarket in support of a customer focused "no net loss" occupancy & retention approach that minimizes turnover, vacancy loss and lost opportunities.
  • Collaboration: Partner & work closely with other RREAF Residential and RREAF Holdings departments and team members. These may include RREAF Construction, Acquisitions, Asset Management, Human Resources, Accounting, IT and more. Cohesive relationships are critical in achieving the individual asset business strategy, performance milestones while also supporting & launching new company initiatives, completion of capital expense projects & large-scale renovation projects.
  • Maximize Efficiency & Performance: Build reliable property budgets. Manage and achieve budgets. Identify, manage & minimize inefficiencies & negative financial variances through proactive monitoring, decision making, expense control and strategy. Produce, develop & promptly execute on plans that successfully drive results.
  • Compliance & Risk Management: Reduce risk by ensuring team members complete all required training timely, follow safety guidelines and act in accordance with Fair Housing and all regulatory guidelines. Ensure leases and applications are completed accurately and timely keeping in mind the need to adhere to screening criteria and consistency.
  • Team Member Development: Develop future leaders & act as a mentor. Lead by example in representing RREAF Residential, company core values and mission, implementing new initiatives and positively leading change, positive support, and excellence in all we things.
  • Acquisitions and Dispositions: Actively participate in due diligence of new assets and preparation for disposition of assets. Ensure successful transitions in a consistent, proven manner that builds buy-in, confidence & immediate performance & budget achievement
  • Accelerating Success, Initiatives & Differentiators: Promote, understand, and drive company and industry leading initiatives. Think forward. Avoid excuses. Ask questions. Find Solutions. Drive results. Speak up and share ideas that will revolutionize multifamily while managing your portfolio to surpass expectations.
  • Physical and Economic Occupancy: Ensure property is rented to capacity by implementing creative marketing strategies and developing a top performing team of leasing professionals.
  • First Impressions and Resident Retention: Oversee the completion and management of resident move-ins and move-outs, giving special attention to apartment inspections, tour path readiness through utilizing in-house employees or outside contractors/vendors as needed.

Qualifications & Reporting Structure:
RREAF Residential is seeking an efficient, organized, professional dynamic leader. The Regional Area Manager will report directly to the Area Director or Vice President of Operations. Top candidates are recommended to have the following qualifications:
  • Minimum of 5 years of property management experience preferred
  • Proven successful oversight of multiple locations with a minimum of four direct reports
  • Experience with RealPage or similar property management software preferred
  • College degree preferred; high school diploma required
  • Experience working with value-add or renovation of properties
  • Certified Property Manager (CPM) Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) appreciated
  • Demonstrate the ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, decision making, and initiate appropriate courses of action as
  • Effectively convey ideas, images, and goals to a diverse group of personalities.
  • Must possess a positive attitude, sense of professionalism and the ability to smile under all circumstances.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Working understanding of OSHA laws and regulations and MSDS requirements.
  • Comply with expectations as demonstrated in the RREAF Residential Employee Handbook.
  • Ability to lift 50 pounds, walk distances including up and down stairs, exterior grounds and building interiors.
  • Valid driver’s license and working vehicle required
  • Background and Drug Screening required prior to beginning work
  • Some travel may be required.
  • Work week average will be between 40 and 50 hours and may include occasional nights and weekends for business functions and/or emergency situations.
