Foundation Homes Property Management - a boutique, tech-forward, high-end property management brokerage - is seeking a top-performing Property Manager to join our top-performing team.
Your mission: Lawfully manage a LUXURY portfolio of 50 - 90 $1mil - $5mil+ single family homes in Marin County.
EXTERNALLY: You will be considered the face of the company reporting to 50-90 individual property owners (and often their significant others).
INTERNALLY: You will "quarterback" your portfolio in charge of leading your support team via daily huddles & virtual checklists to help successfully manage your portfolio.

ABOUT THE POSITION:
Responsibilities include but are not limited to:
CORE Lens:
--Providing incredible communication to our individual, high-end clients
--Following/evolving team workflows + process with immaculate attention to detail
--Contributing/Supporting your team
Day-to-Day CORE FUNCTION performed through the lens of the above:
- Individual account management for 50 -90 different SFH rentals.
- On-boarding oversight for new clients / landlords
- Following established property management workflows & process
- Marketing and showing vacancies
- Inspecting/Coordinating property turn-overs
- Negotiating leases and renewals
- Overseeing all details of resident move-ins and move-outs
- Security Deposit Disbursement
- Annual Property inspection reports
- Amicably and quickly resolving tenant complaints and lease violations
- Approving invoices and coordinating with accounting for payment
- Project Management of more complicated repair projects with vendors
- Consulting with landlord clients to talk them through maintenance issues, getting approval for Work Orders
- Negotiating prices with vendors and collecting bids
- Quickly resolving emergency maintenance issues
- Handling 3-day notices and other lease enforcement notices
- Oversee legal & eviction correspondence when necessary
- Promptly and accurately handle high volume of emails and phone calls daily
- Working knowledge of Fair Housing and tenant-landlord laws
Other Responsibilities:
- Attending virtual daily & weekly team huddles on zoom
- Assist other team members in projects, as needed
- Help keep office and work area neat and tidy
- Ongoing education

Minimum Requirements:
********CA DRE License********* (pls don't apply unless you have a RE license, or are within 30 days of your test date!)
Minimum 1 year verifiable Property Manager Role Experience
Live in Marin County (or within a 30 minute daily commute)
Understanding of State and Federal Landlord/ Tenant Laws
Driver's License
Mobile Phone
Reliable Car with Insurance
Positive mindset and approach
Able to work independently and with minimal supervision
Clean background check
Preferred But Not Required:
Specific AppFolio experience a MAJOR plus
Experienced using CAR, CAA forms, Zipforms and Docusign a plus
One of the following credentials CCRM, CAA, RMP, MPM a plus
COMPENSATION:
Full time Employee Benefits package includes Health, 401K, Flexible Personal Time, PTO, Paid Holidays. $85k - $110k compensation comprised of a base salary + profit share model, DOE managing single family homes and balancing 50-90 individual accounts.
